ElmTree Funds, a private equity real estate firm, has teamed up with China Life, a Chinese financial insurance company, to recapitalize an existing ElmTree net lease portfolio for $950 million. The portfolio assets are build-to-suit properties that are mostly leased to investment grade tenants. Hodes Weill Securities LLC provided financial advice to ElmTree Funds on the transaction.

Jernigan Capital has closed a $9.2 million self-storage development project in Tampa, Florida. Construction on the project is expected to begin near the start of the third quarter of this year and will be finished by the end of the second quarter of 2018.

Americold, backed by billionaire West Coast investor Ron Burkle, is exploring a sale or IPO, the Wall Street Journal reported. Americold, which owns temperature-controlled warehouses, could be valued at more than $3 billion, or even $4 billion, the story said. The company is working with bankers to sound out interested parties while also considering a listing. Americold is a real-estate investment trust owned by Yucaipa Cos; it shelved a prior IPO attempt in 2010.
